What Cookies Are
Cookies are small text files a website stores on your device. We also use related technologies, such as pixels and tags, that help a page recognize return visits and measure how the site is used.
How We Use Them
- Essential. Some cookies are needed for the site to work — for example, keeping a form session active or keeping a logged-in user signed in. The site cannot function properly without these.
- Analytics. We use analytics tools (such as Google Analytics) to understand how many people visit, which pages they view, and how they found us, so we can improve the site. This data is collected in aggregate.
- Advertising. We may use advertising tools (such as the Meta pixel and Google Ads tags) to measure the performance of our ads and to reach people who have shown interest in selling a home. These tools may set their own cookies under their own privacy policies.
Analytics and advertising tools load only if you click Accept on our cookie banner. If you click Decline, none of them load. You can change your choice at any time:
Ad-click attribution. When you arrive from an online ad, our site stores a small first-party cookie (ithb_attr, kept for 90 days) recording the campaign tags and ad-click identifier in the page address. It is not shared with anyone unless you submit a form, and it lets us tell which ad your inquiry came from. If you do submit a form, that identifier may be shared with the ad platform to measure our advertising, whatever your cookie choice. Our Privacy Policy describes exactly what is shared.
Your Choices
You can control or delete cookies through your browser settings, and you can set most browsers to warn you before accepting them or to refuse them. Blocking essential cookies may affect how parts of the site work.
You can also limit specific tracking directly with the providers:
- Google Analytics opt-out: tools.google.com/dlpage/gaoptout
- Google ad settings: adssettings.google.com
- Meta (Facebook/Instagram) ad preferences are available in your account settings on those platforms.
We Do Not Sell Your Information
We do not sell your personal information, and we do not share your mobile or SMS opt-in information with third parties for their marketing. The analytics and advertising tools above are used only to measure and improve our own marketing.
Changes
We may update this notice as our tools change. When we do, we will post the updated version here with a new effective date.
